Housing
The group's aim is to make sure that the plan allows for good quality additional housing that meets identified local needs and is compatible with the landscape and character of the Parish.
The group consists of Bryn Williams who is a district and parish councillor; Terri Teasdale, Grahame Handley and Carol Horlock (who are members of Deddington Development Watch, Carol is also a Friend of the Castle Grounds); Dave Sullivan, and Helen Oldfield, who is a parish councillor.
One of the main purposes of the Neighbourhood Plan is to find out what kind of development would be acceptable to the community in Deddington, Clifton and Hempton, what are the parish’s housing needs and where in the parish new housing would be most acceptable.
The housing group aimed to find the answers to these questions.
1) The group has met representatives of land-owners in the parish prepared to discuss their aspirations and plans – including the company that has the biggest land-holding in the immediate surroundings of Deddington, the M&G Group owned by the Prudential.
It has also had discussions with Banner Homes, a house building company now owned by the Cala Group, which has an interest in a site in Clifton Road and potentially one or two other sites.
2) The group met the two estate agents based in Deddington to discuss the demand for housing in the parish from existing residents and newcomers; the state of the rental market; price levels; their view of what additional development was needed in Deddington.
3) The group is endeavouring to assess housing need within the parish – whether for affordable housing; smaller accommodation for young couples or individuals starting out and more elderly residents wishing to downsize; or expanding families looking for larger properties. New developments should include 35% of affordable homes so the housing group has investigated with CDC who would be eligible for such housing and what priority will be given to people with strong Deddington connections.
The group analyzed the results of the Neighbourhood Plan questionnaire of October 2014 which included 24 questions on housing. The complete results as collated by Survey Monkey are here. We produced summaries and analyses of this feedback plus a summary of the information provided by the various stakeholders mentioned above.
We hope in due course to produce a plan acceptable both to the residents of Deddington parish and to the government-appointed inspector whose approval we will need.
